What Goes Into Every Floor
- Diamond grinding. The whole slab is mechanically ground to open the concrete and remove sealers, paint, and laitance. Never acid etch.
- Crack and surface repair. Cracks, pits, and spalling filled and ground flush.
- Epoxy base coat. High-solids epoxy grips ground concrete better than anything else we could start with.
- Full flake broadcast. Flake applied until the floor can’t hold more — that’s what hides dirt and gives the texture.
- Scrape and clean. Loose flake scraped and vacuumed for an even surface.
- Polyaspartic clear coat. UV-stable, hot-tire resistant, and fast-curing.
Preparation Decides Whether It Lasts
Nearly every peeling garage floor in Florida failed at the bond line, not in the coating. DIY kits and low bids skip grinding because it’s the hard part. Acid etching leaves concrete smooth and often contaminated — coatings over it routinely fail within a few years in our heat and slab moisture. We grind every square foot with dust-controlled equipment and check for moisture before anything goes down. Slower, and worth it.
Epoxy or polyaspartic? Honestly — both.
Epoxy bonds to ground concrete extremely well but ambers in direct sun. Polyaspartic is UV-stable and cures fast, but as a base coat it’s less forgiving on marginal slabs. So our standard system uses an epoxy base for adhesion and a polyaspartic clear coat for UV stability — and when a full polyaspartic build genuinely fits better, we’ll say so and explain why. You’ll always know exactly what’s going on your floor.

Are coated garage floors slippery?
Most coated garage floors provide better traction than bare concrete, especially when wet. Full-flake broadcast systems create a textured surface that naturally adds grip. For pool decks or patios, we use additional slip-resistant additives in the topcoat.
Can you coat cracked or damaged concrete?
In most cases, yes. Hairline cracks and minor surface damage are common in Florida garages and can be filled and repaired before the coating is applied. Larger structural cracks or severely spalled concrete may require additional prep work, which we identify during your free estimate.
What’s the difference between epoxy and polyaspartic?
