What Moves the Price Up or Down
Two identical-sized garages can be quoted differently. These are the factors that matter.
- Concrete condition. Cracks, pitting, spalling, and previous patch jobs need repair before coating. Minor repair is usually built into our pricing; badly damaged slabs cost more.
- Existing coatings or paint. Old epoxy, garage paint, or sealers must be ground off completely. Removal takes machine time and adds cost.
- Moisture. Florida slabs can push water vapor up through the concrete. If testing shows a moisture problem, a mitigation primer protects the system — better to pay for it once than replace a failed floor.
- System and finish. Full-flake is our standard. Solid-color and metallic systems price differently, and upgrades like extra anti-slip or a second clear coat add material cost.
- Layout and access. Steps, tight access, built-ins that need protecting, and heavy items that need moving all add labor time.
Why Cheap Floors End Up Expensive
The lowest quote usually skips the most important (and least visible) work.
A $99-a-gallon DIY kit or a rock-bottom quote almost always means acid etch instead of diamond grinding, a thin single coat, and a light flake broadcast. In Florida’s heat and slab moisture, those floors commonly peel within 2–3 years — and then you pay twice: once for the failed floor, and again for someone to grind it all off before doing it right. When you compare quotes, ask exactly three things: How is the floor prepped? How many coats and what chemistry? How much flake goes down? The answers explain almost every price difference.
