Epoxy vs. Garage Floor Paint and DIY Kits
One-part “epoxy paint” from a home center and a professionally installed two-part epoxy system are not the same product. Paint sits on top of the slab and lifts under hot tires; a high-solids epoxy applied over diamond-ground concrete becomes part of the floor. The difference shows up in Florida within a couple of years, when the DIY floor starts peeling at the tire tracks and the professional floor doesn’t.
How We Install Epoxy
- Diamond grinding — the entire slab is mechanically profiled to open the concrete. No acid etch.
- Repair — cracks, pits, and spalls are filled and ground flush.
- Epoxy base coat — rolled and back-rolled for even coverage and full penetration.
- Flake or color — full-flake broadcast, solid color, or metallic, depending on the look you want.
- Polyaspartic clear coat — a UV-stable topcoat that protects the epoxy from sun and abrasion.
Caring for an Epoxy Floor
A finished epoxy floor cleans up with a dust mop and the occasional rinse or gentle pressure wash. Wipe oil and chemical spills when you see them, avoid dragging sharp metal edges, and the surface will keep its finish for years. Wait about 24 hours to walk on a new floor and 48–72 hours before parking on it.

Does epoxy yellow in the Florida sun?
Straight epoxy can amber under direct UV, which is exactly why we top it with a UV-stable polyaspartic clear coat. The finished system holds its color at the garage-door line where sun exposure is highest.
Can you put epoxy over an old coating?
Not directly. Any failed coating or paint has to be ground off first so the new epoxy bonds to bare concrete. We handle that removal as part of prep.
How long does an epoxy floor last?
A professionally installed and properly prepped epoxy/polyaspartic system typically lasts 15–20+ years in Florida. Preparation is the deciding factor — coatings fail at the bond line, not in the resin.
